 High-level brief

  1. The Parktown property is intended to serve as a strategic commercial and academic hub for Rosebank International Group. The building will accommodate the Commercial Executive leadership, the Finance Department, the Rosebank International Online Campus, sales and student support services, and RI call centres. The overall design must project executive credibility, financial governance, and digital innovation, while remaining student-focused and service-oriented. The aesthetic should be contemporary, corporate, refined, and high-end, with quality finishes and premium furniture throughout. This area will include offices for the Commercial Executive team, a fully equipped boardroom with hybrid meeting capability, executive meeting rooms, and an informal executive lounge. Glass partitioning with privacy film, layered lighting, and high-quality finishes should create a premium corporate environment that communicates leadership and stability.  

 

  1. The Finance Department will require a structured, secure open-plan workspace, supported by team leader offices, small meeting rooms, printing and administration areas, and a secure filing and archive room. The layout must support productivity, confidentiality, and efficient workflow.

 

  1. The Rosebank International Online Campus will form a key operational pillar within the building. This division will support online academic services, postgraduate qualifications, and evening classes. The design must therefore include flexible classrooms that can convert for evening lectures, hybrid-enabled teaching rooms with smart technology, academic consultation rooms, student advisory spaces, and collaborative breakout areas. The environment should feel modern, innovative, and digitally forward.

 

  1. The sales office for online programmes, academic support, and administration must be located within a client-facing zone to enable efficient service delivery. This area should accommodate walk-in enquiries while also supporting high-volume online engagement.

 

  1. The RI call centres will require a well-planned operational layout with structured workstations, supervisor stations, performance display screens, and acoustically managed zones. A nearby pause area should be incorporated to support staff wellbeing.

 

  1. The arrival experience is critical. The reception area must be contemporary, welcoming, and impactful, with a statement reception desk, branded feature walls, digital display screens, and high-quality lounge seating. The space should immediately communicate professionalism, innovation, and institutional strength. Interior finishes throughout the building should include engineered wood or high-grade flooring, glass and steel accents, acoustic elements, feature ceilings, and statement lighting. Furniture must be ergonomic, executive-grade where appropriate, and consistent with a premium corporate identity.

 

  1. Cafeteria services should be integrated into the design to promote collaboration and social interaction. The cafeteria must include a serving counter, coffee station, indoor dining areas, and spill-out seating. Informal meeting tables and soft seating should encourage cross-department engagement. In addition, landscaped outdoor working areas should be created to enable staff to work or meet outdoors. These areas must include WiFi coverage, shaded seating, plug points, and appropriate hard and soft landscaping to ensure functionality and comfort.

 

  1. Interior and exterior signage must be carefully considered. Exterior signage should include illuminated branding and clear directional signage to establish a strong presence in Parktown. Interior signage must support wayfinding, departmental identification, and digital communication, while remaining sophisticated and aligned to the brand.
